Yes, up to a maximum of two.  Home owners also have the option of boarding their horses at the Equestrian Centre or a combination of both.

No.  Trailheads leading from Ranchland Estates into the open range make the full 12,000 acres available for residents to roam as they like.  Riding, mountain biking and hiking are exceptional in these pristine grasslands that are protected from development.

 

The City of Merritt with small town shopping, dining, medical care and schools is 10 minutes away.  The larger centres of Kamloops (population 86,000 and 50 minutes away) and Kelowna (population 125,000 and 1.5 hours away) have big city services and opportunities.

Dry and sunny - with less than 8” of rainfall and over 2000 hours of sunshine annually. Long, warm summers and short, mild winters create one of the most desirable climates in the country. Ranchland Estates elevation is 1260 feet higher than Kamloops and 450 feet higher than Merritt and therefore offers a very comfortable summer temperature.  Umbrellas are a rare sight in the Nicola Valley which gets slightly less rain and more sunshine than our Kelowna neighbours to the east.

Registered on the property title, a limited covenant on common land limits use of the common land to the 8 km of walking/riding designated and constructed trails and, for the home site owners located along the edge of the plateau, to the walking access of the area between the plateau edge and their home site boundary.

Over 80% of the 900 acres is protected green space by virtue of the limited covenant. The purpose of the limited covenant is to ensure that common land or green space is not impacted and remains in its natural state. The home site owner is therefore gauranteed that the beauty and tranquility of the land sorrounding their home site will remain forever.



We use the word "forever" in describing Ranchland Estates because what you see when you purchase is what you get forever. This is accomplished by placing a covenant on the title of the common land that limits use. Therefore the common land or greenspace surrounding each home site will not be impacted in any way. We guarantee that this land stays in its natural state forever.In addition, the ranch property surrounding Ranchland Estate will be bound together as one block of land, preventing it from ever being broken up or developed. As well, Ranchland Estates, the ranch property and the surrounding deeded properties and crown rangeland are all in the Agriculture Land Reserve, thereby restricting use to agriculture. The maganificent views, the natural landscape of Ranchland Estates and the tranquility of the land will remain forever.


$98.35 per month to cover sewer, road maintenance, garbage collection, etc.


You obtain deeded ownership to a 1 acre square home site plus the panhandle driveway that connects the main road to the home site entrance.  As each driveway varies in length, the total deeded acreage of each purchase varies.  In addition you own a 1/87th proportionate share of the common property in the 900 acre development.


Yes, from the City of Merritt under agreement with the Thompson Nicola Regional District.


Yes, there is an excellent water supply.  We drilled in the valley bottom on ranch property and located an excellent supply in the 3rd aquifer about 365 feet deep.  Being deep and the 3rd water zone, the water supply is very safe.  Water quality is very good with no treatment needed (yet Ministry of Health may require a low level treatment regardless).  Quantity of water is established to be in excess of 6 times what is required to supply Ranchland Estates.  Water will be pumped up to a large reservoir on the ranch property above Ranchland Estates then gravity fed down to the home sites.


A community STEP system involving individual septic tanks, pressurized collection main and centralized ground disposal i.e. community septic field on adjacent ranch property.  A sewage plant is not required, eliminating cost of expensive treatment.


The equestrian facility dimensions and quantities have been listed in the disclosure as terms of future sales agreements.  The Superintendent of Real Estate requires that the equestrian center facility commitment be secured by bond or an irrevocable letter of credit to ensure that the necessary funds to build the equestrian center do exist.


Yes, as they have for the past 130 years.  Cows with new born calves will graze the common land area for only 7-14 days, once a year, in the spring.  This allows the ranch to continue operations, preserves the grassland in its healthy, natural state and avoids a fire hazard if otherwise left un-grazed.  All 1-acre home sites will be fenced by Ranchland Estates.  Ranch living without the work!
